      Granite Buys Houston Office Building

      HOUSTON – Granite Properties purchased a 237,000-sf office building at 3555 West Alabama in the inner loop of Houston, the Houston Chronicle reported. The seller was KBS Realty Advisors. The 12-story building is 94 percent leased. Ken Page of Transwestern represented the seller. The building is in the Greenway Plaza area between downtown and the Galleria.

      Separately, in West Houston, Granite is constructing a spec office project called Briarpark Green. The 300,000-sf building will be located at 3141 Briarpark Drive in Westchase.

      Office occupancy and rents are rising in Houston. Several spec office projects are under construction. The positive office market dynamics, supported by the energy industry, are attracting investors from around the world.

Rosetta Resources Operating LP has taken 108,565 square feet of space at Heritage Plaza at 1111 Bagby St. and Chevron U.S.A. Inc. has expanded its space by 163,950 square feet at the 1600 Smith Street building, formerly called Continental Center I.

    Houston’s commercial real estate market enjoyed a strong third quarter, according to the latest overview by Jones Lang LaSalle.

    Companies leased more than 900,000 additional square feet in Houston between July and September. That brings total year-to-date absorption for office space to nearly 2.7 million square feet, second only to Silicon Valley among U.S. markets.

    Steve Burkett is executive vice president for Jones Lang LaSalle.

    “The Houston economy has continued to grow, and the demand for office space is fueled by the increase in the numbers of jobs. The energy sector is feeding that.”

    Burkett says there’s been considerable demand for office space Downtown, as law firms and energy companies continue to expand. He said that Devon Energy’s decision to shutter its Houston office would lead to a major new Downtown vacancy, but not until late next year.

    Companies that do business in Houston’s Central Business District will soon have to pay more for that prestigious address.

    Office vacancy is decreasing and rental rates are increasing in the urban core, leading downtown companies to start their lease renewals early, according to commercial real estate firm Jones Lang LaSalle Inc. (NYSE: JLL). The market conditions also affect firms that want to move into the Central Business District.

    Approximately 10 percent of direct space is available in JLL’s select group of top-tier buildings in downtown Houston. That space will dwindle as crude oil prices rise, employment figures grow and no new office buildings are constructed, according to the Houston Skyline Review published by Chicago-based JLL. The available space in various trophy assets are highlighted in red in the accompanying floor-by-floor graphic JLL created to illustrate Houston’s downtown office market.

    Downtown asking rents are higher than in any other submarket in the city, JLL reports. The average asking rate downtown is $38.77 per square foot, which is a full-service gross number that includes estimated costs for operating expenses.

    Class A rental rates downtown are approximately 5 percent higher than a year ago and 50 percent higher than five years ago, said Louis Rosenthal, a JLL vice president and leasing director who represents landlords.

    Downtown leasing activity is expected to be strong in the near term as 650,000 square feet of pending leases are set to expire in 2013 and more than 500,000 square feet of pending leases will expire in 2014. Companies usually look for space at least a year before their office lease expires.

    “As the market gets tighter, there are fewer opportunities to compete for your lease,” said Steve Burkett, a JLL executive vice president who represents tenants. “Companies are going out a little bit earlier while there are still options for their renewal.”

    The 1.2 million square feet of pending leases is not a large number considering there are 22 million square feet of Class A office space downtown, Rosenthal said. There are eight to 10 buildings that could accommodate a 100,000-square-foot tenant, he said, but the options are dwindling.

    “You have some dynamics in place that have shifted the market to a more landlord-favorable market,” Rosenthal said.

    In what was called the largest office lease worldwide in 2011, Shell Oil Co. committed late last year to stay in the CBD’s One Shell Plaza and Two Shell Plaza instead of moving to the suburbs or constructing a new downtown building, Tim Relyea with Cushman & Wakefield of Texas Inc., who represented Shell in lease negotiations with colleague Joe Peddie, said at the time.

    Shell’s downtown lease decisions, however, had an adverse impact on the North Pennzoil Tower, which has the largest amount of direct available space among downtown’s trophy assets, JLL reports. Shell will vacate a total of 395,000 square feet by the end of 2013, or sooner, said Omar Nasser, JLL’s research manager in Houston.

    In January, LyondellBasell Industries (NYSE: LYB), based in the Netherlands, took 358,000 square feet at 1221 McKinney with a renewal and expansion, prompting One Houston Center to be renamed LyondellBasell Tower.

    “LyondellBasell worked with their landlord to execute a long-term transaction two years before lease expiration, taking advantage of market conditions,” said Craig Beyer with CBRE Group Inc., who represented LyondellBasell on the lease with Charles Gordon and Brandon Clarke, also with CBRE.

    Kinder Morgan Inc. (NYSE: KMI) made it known this month that when the Houston-based company finishes acquiring El Paso Corp. (NYSE: EP), also based in Houston, it intends to move into El Paso’s newly renovated office building at 1001 Louisiana, according to the Quarterly Downtown Real Estate Update for First Quarter 2012 distributed by Central Houston Inc.

    Once the acquisition is completed, which is expected to happen in the second quarter, El Paso’s 1 million-square-foot building will be renamed the Kinder Morgan Building, and Kinder Morgan’s 220,000-square-foot downtown office in One Allen Center will become available for sublease.

    That will be a blow to the 993,000-square-foot One Allen Center at 500 Dallas because, JLL reports, the building already has 355,000 square feet of direct available space left vacant last year by Hess Corp. (NYSE: HES) when it moved into its own building at 1501 McKinney.

    The Hess sale demonstrates an increase in downtown office building sales reflected in the Skyline Review.
